i am buying some land and was told to watch out for unnecessary fees, just wanted to know what these fees are.

Just about any fee that does not
pay for someone elses services.
If your lender pays himself to do
something, that is add on or
negotiable. Check your good faith
estimate of closing fees and
question all of them. Most are
legit, but some are added to pad
the lenders profit.
